"We'll list in the spring." "Let's just wait and see what the market does." "Maybe next year." If you've been putting off selling your home, you're not alone, waiting can feel safe. It sometimes feels like the cautious choice. But waiting isn't free, even when it doesn't seem like it's costing you anything. Here's what's actually happening while you wait, and how to think through whether now might be a better time than you'd assumed.
Every Month You Wait Is a Month of Carrying Costs
Mortgage payments, property taxes, insurance, utilities, upkeep…all of that continues whether you're actively living in the home or just holding onto it while you decide. If you've already moved on mentally (or physically), those costs are adding up. Roofs age, systems wear down, and the longer a home sits without updates, the more it can drift from what today's buyers expect. Multiply your monthly carrying cost by however many months you wait, and it's often a bigger number than people expect.
The Market Doesn't Wait for You
It's tempting to think you can time the market perfectly - selling when prices peak and buying when they dip. In practice, nobody has a crystal ball (sadly, including us). What we do know is that conditions shift, sometimes quickly, and "waiting for a better time" can just as easily mean waiting for a worse one. World events, interest rates, buyer demand, and local inventory all move independently of your personal timeline.
Opportunity Cost Is Real, Even If It's Invisible
Whatever equity is sitting in your home right now isn't doing anything for you while it's tied up in your home. That money could be working toward your next home, an investment, retirement, or simply a lot more breathing room. The longer it stays put, the longer it stays out of reach.
So When Is the Right Time?
Honestly, there's rarely a perfect moment, but there's often a good enough one. If you're finding reasons to wait that are more about uncertainty than an actual strategic reason, it might be worth having a conversation with a real estate expert about what selling could look like.
Waiting does make sense if:
You have a real, specific reason tied to your situation such as a kiddo finishing the school year, a job relocation date, or waiting out a life event (divorce finalizing, estate settling, etc.)
You need the extra time to get financially ready (payoff timing, avoiding a tax hit, etc.)
You're not emotionally ready. Selling a home isn't purely a financial transaction, even when the spreadsheet says it's time. If you push yourself to list before you've actually made peace with leaving, it can show up in ways that hurt the sale. Sellers who aren't emotionally settled can second-guess offers, negotiate from a place of ambivalence, or drag out the process in small (or big) ways.
